Giving in . . . maybe.

I have a realtor coming any second now. I want to see what he think the house is worth and just hear his thoughts. We don't know if we'll go with one, but this meeting will probably determine it for us. He is known for selling homes in our area and usually sells really fast . . . usually. I'll update once hubby and I discuss!

Random thought . . . you know what I'm getting tired of most?! CLEANING! Wowzers.

Back to the realtor. Can I hear your thoughts as to whether selling by owner is better or if by realtor is better? Cons, pros, whatever! I'd just love to hear! (Thanks!!)

We wound up going with a realtor only because FSBO houses never seem to sell in our neighborhood. One sat for 6 months before they switched to a realtor. It sold within a week at the same price the owners were asking for! Hopefully you'll be able to sell super fast. Where are you going to stay while your new place is being built?

Well, he seems to think that we can get what we have it listed for. So that's a plus, BUT then it's letting go of that 6% that really stink-a-roos. Gotta do what you gotta do though....

As for where we'd live . . . we don't have that planned out. Some friends of ours offered us (very kindly) to stay with them, but I can see us going with an apartment either here in town or in the town we are building. What are you guys doing or planning on doing??

Chris doesn't like to deal with the legal part, so we went with a realtor. My S-I-L and B-I-L tried FSBO for about a year and then decided to go with a realtor. Theirs sold within a month. As for us...we have a realtor and have had one for six months and we got nothing. So, hey, what are you gonna do, but pray?

I sold our last condo myself, no realtor... I actually had great success, more than anyone else I've met that's tried to fsbo. Not to brag, sorry to be boastful. But I put it on MLS, advertised in all the papers, got it on Forsalebyowner.com, had beautiful clear signs up everywhere... I had a fantastic response. I was pretty aggressive in my selling- I was constantly trying to find new ways to advertise and get it out there.

One thing though- if you are approached by someone who is represented by a realtor, you will have to pay 3% commission. Well, you could refuse, but you'd be losing lots of potential buyers. I'd say 80% of potential buyers came with a realtor. But I just felt that MY house was best represented by myself, who knows and loves most everything about it. I think it helped that we were already living in our current home, so our old condo was empty and (frankly) easier to keep clean and make presentable.

The realtor commission totally depends on where you are located. It's 6-7% here. A friend suggested we even try negotiating down to 5.5%. We shall see.

Girl, I wish I knew! We're selling our house in Bham FSBO and it's been on the market 8 months. So, now that we're in ATL and it's still for sale, we have a realtor...but nothing. This week is the first time we've had ANY visitors. Sorry I'm not encouraging. I'm just trying to say I can relate and I'll be praying for your house when I pray for mine!

We sold our last house privately and I don't ever want to do that again. The hassle was not worth it for us. This time we're going with a realtor. We do have a little bit of a bonus because the realtor happens to be Jer's boss, but we still have to pay some commission. That's my 2 cents. Still praying.

I always think that a realtor could help with the marketing aspect and can do so much more for exposure than a FSBO ever could.

Yep, try talking them down to 5.5%, that's what we did.
As for where to live in the interim, we were going to rent an apartment here in town, but our house is running 2 months ahead of schedule (!!!) and should be ready by late May or early June, in which case we're hoping to work it perfectly that we close on both places at the same time and won't need to spend a couple months in an apartment. Now if the realtor gods would smile on both of us and we could get these places sold!

I know it might seem like a dissappointment but between building your own house from scratch and trying to be a mom, wife and running your own business maybe it will be worth the money to let somebody else worry about it!
